The REO Flats apartments preserves the pedestrian character of the vital, existing street-scape, while accommodating a very dense redevelopment of the site; a mixed-use residential and retail building in the growing Capitol Hill neighborhood. Located in the very urban and active Pike/Pine Corridor of Seattle, REO provides high-ceilinged, ground floor retail with six residential levels above, clerestories for the top-floor apartments and rooftop gardens. There are two levels of structured parking. The design is proportioned to respect the preserved retail facade and to create a sense of scale that is in harmony with the evolving neighborhood context. The building was nominated by the Seattle Design Review board for "People's Choice Award", with it's design maintaining elements of the historic auto row that existed for many years prior.
